Concrete Driveways Built for Orlando Sand and Summer Storms
An Orlando driveway sits on sand. Sand drains well, which helps, but it also moves when water gets under a slab, and that's how most local driveways end up with a sunken corner by the downspout or a crack running across the apron. Add live oak roots and a couple of heavy SUVs, and a thin slab on a loose base doesn't stand much of a chance.
Our Orlando concrete contractors plan each driveway around the soil, the water and the weight. We check where the yard holds water after a storm, where the subgrade is soft and what you park on it. A Honda Civic and a 24-foot boat on a trailer need different slabs.
Our Concrete Driveway Installation Process, Step by Step
- 01Layout and locates. We measure the driveway, the turn into the garage and the apron. Sunshine 811 gets called at least two full business days before digging so buried utility lines get marked.
- 02Tear-out and haul-off. Old asphalt or cracked concrete gets saw-cut, broken up and hauled to a recycler. Sprinkler heads near the edges get flagged so the equipment doesn't crush them.
- 03Subgrade prep. We dig to depth, pull roots and organic soil, and replace soft spots with clean fill.
- 04Compaction. A plate compactor or roller works the base in lifts until it's firm and even. Loose sand under the slab is one of the biggest reasons Central Florida driveways settle.
- 05Forms and steel. Forms go in at elevations that slope the slab away from the garage. Rebar on chairs or welded wire mesh goes in next, along with isolation joint material where the driveway meets the house and the city sidewalk.
- 06Pour and finish. We place 3,000 to 4,000 psi concrete, screed it, bull float it, edge it and broom it across the slope for traction. Control joints go in about every 10 feet, cut to a quarter of the slab depth.
- 07Cure and protect. Curing compound goes on right after finishing. We barricade the driveway and leave written instructions on when you can walk on it and when you can drive on it.
Driveway Design Options for Orlando Homes
Gray broom finish is the standard, and it's a good one in Orlando because it grips when wet. Plenty of homeowners want a little more.
A smooth troweled border around a broom-finished center frames the driveway without adding much cost. Exposed aggregate shows off the stone in the mix and hides tire marks and leaf stains well. Stamped concrete driveways can mimic pavers or cobblestone, and integral color tints the whole slab so a chip doesn't show gray underneath.
Width matters more than people think. A 10-foot driveway feels tight next to a full-size SUV with the mirrors out. We can widen to 12 feet, add a parking pad beside the garage or pour a turnaround for a busy street. HOAs in Baldwin Park, Lake Nona and Avalon Park often have rules on driveway width, color and material, and we can help with the paperwork your HOA asks for.
What Affects Concrete Driveway Cost in Orlando
Square footage sets the baseline. The site decides the rest.
- Demolition: breaking out a thick, reinforced driveway takes longer and costs more to dispose of than lifting old asphalt.
- Base work: muck, roots, soft pockets or loose fill mean more digging and more compacted base.
- Thickness and steel: a 4-inch slab covers most cars. Trucks, RVs and boat trailers call for 5 to 6 inches and heavier rebar.
- Finish: broom costs the least. Exposed aggregate, color and stamping add labor and materials.
- Permits and apron work: new driveways and apron replacements inside city limits often need City of Orlando approval, and the apron has its own requirements where it meets the public sidewalk.
Your written estimate breaks out every one of these.
Orlando Weather Our Driveway Contractors Plan Around
Heat comes first. On a July morning concrete sets fast, and the surface wants to dry before the slab underneath is ready. That leaves a weak, dusty top layer that scales off later. We start early, use a retarder when it makes sense and get curing compound on right after finishing.
Then the rain. Orlando's wet season brings afternoon storms almost daily from June through September. We watch radar, move a pour when a storm cell is sitting over Orange County and keep plastic sheeting on the truck in case one shows up early.
Trees are their own problem. Live oaks and laurel oaks push roots under driveways for decades. Depending on the tree, we shift the edge, install a root barrier or cut select roots with the tree's health in mind.
Common Concrete Driveway Problems and Fixes
Random cracks usually trace back to a weak base, missing joints or rushed curing. Settlement shows up near downspouts, along the street edge and over old stumps that rotted out. Scaling and flaking come from extra water in the mix or finishing too early. Orange rust stains come from irrigation wells with high iron and need a rust-specific cleaner - pressure washing alone won't lift them.
A driveway that's still solid with surface wear may only need concrete repair and resurfacing. Slabs broken into chunks, or sitting on a base that washed away, get replaced, and we'll show you what we found on-site before you decide.
What to Expect From Our Concrete Driveway Contractors
You get a written proposal with thickness, reinforcement, finish and cleanup spelled out. We schedule around the weather and call the night before if a pour moves. Demo, prep and pour usually take a few days total, depending on size. When we leave, the debris is gone and the street is swept. You'll also get care notes on when to drive on it, when to seal it and what to keep off it during the first month.
Most driveway problems start under the slab, so that's where we spend our time first.
