Concrete Repair Built Around Orlando Wear and Tear

Orlando concrete wears out in its own ways. UV fades and chalks the surface. Afternoon storms push water under slab edges. Oak leaves leave tannin stains, irrigation wells leave orange rust streaks, and shady spots grow black mildew. Pool chemicals eat away at deck surfaces.

Before we quote a repair, we check three things. Is the slab structurally sound, with no rocking pieces or hollow spots? Is the base still there? Is it close to level, with water draining the right way? Slabs that pass all three are good repair candidates. When one fails, the problem tends to come right back through whatever goes on top, and we'll tell you that up front.

Concrete Repair Services We Handle in Orlando

Crack repair. Hairline and medium cracks get cleaned out, routed when needed and filled with a flexible sealant or a repair compound, depending on whether the crack still moves. Sealed cracks keep water from washing out the sand underneath.

Spall and pothole patching. Loose, flaking concrete gets chipped back to solid material and rebuilt with a polymer-modified repair mortar.

Step and edge repair. Chipped stair nosings and broken slab edges get formed and rebuilt.

Joint repair. Old expansion joints that rotted out or filled with weeds get cleaned out and resealed.

Stain treatment. Rust, oil, leaf tannin and mildew each need a different cleaner. Pressure washing alone rarely gets rust out.

Panel replacement. When one section of a driveway or walkway is too far gone, we saw-cut it out and pour a new panel doweled into the old ones.

Concrete Resurfacing Options for Driveways, Patios and Pool Decks

Resurfacing puts a thin new layer over sound concrete. We use polymer-modified cement overlays that bond to the old slab once it's cleaned and profiled. The new surface covers patched spots, stains and old wear marks.

Spray-texture knockdown is the finish on a lot of Central Florida pool decks and lanais. It's textured enough for bare feet and comes in light colors that stay cooler underfoot. Driveways usually get a smooth or broom-finished overlay. Stamped overlays add a slate or stone pattern to a plain slab, and our stamped concrete page shows the patterns.

Resurfacing won't fix a slab that's moving. Overlays follow the concrete underneath, so active cracks and settled panels show back up through the new surface.

Repair or Replace? How Our Concrete Contractors Decide

A solid, mostly level slab that drains away from the house, with damage mostly on the surface, is a repair job. Pieces that rock underfoot are a different story. So is a section that dropped and holds water after every storm, a slab that slopes toward the house or a crack that keeps getting wider each year. Those usually point to a base problem, and a new concrete driveway installation or replacement slab ends up being the better spend.

Plenty of jobs end up as a mix. Two bad panels get replaced and the rest gets resurfaced, or a patio gets repaired while the concrete steps next to it get rebuilt. Your estimate prices each option separately so you can choose.

What Concrete Repair Costs in Orlando

Repair and resurfacing usually cost less than tearing out and repouring the same area, and the exact price depends on how much area needs work and what kind of work it is. Crack filling and joint sealing sit at the low end. Spall patching costs more because each spot gets chipped out and rebuilt. Resurfacing is priced by the square foot, with stamped overlays at the top. Stain treatment, sealing and panel replacement get listed separately on the written estimate.

Keeping Repaired Concrete in Good Shape

Seal resurfaced and decorative concrete every 2 to 3 years, more often around pools. Adjust sprinklers that soak the same patch of concrete every morning, especially on well water. Sweep fertilizer granules off before they leave rust spots. Point downspouts away from slab edges. Keep an eye on repaired cracks through the first rainy season, and call us if one opens back up.

A lot of concrete that looks rough still has years left in it, as long as the base under it hasn't gone anywhere.
