Concrete Patios Designed for Orlando Backyards
Orlando backyards get used most of the year. People grill in January here, so a patio takes more foot traffic, more sun and more rain than one up north. It also sits right against the house, which makes water control the first thing we think about.
We plan the patio around the door threshold. The slab has to sit low enough that water can't run inside, and it has to slope 1/8 to 1/4 inch per foot away from the house. Then we look at what goes on top. A table and four chairs barely load a slab. A filled hot tub can weigh 3,000 pounds or more, and a block-and-granite outdoor kitchen isn't far behind, so those spots get a thicker section and extra steel.
Our Concrete Patio Installation Process
- 01Design and layout. We mark the shape with stakes and paint so you can see it in the yard before anything gets dug. Rectangles, curves, a step down to the grass, it's your call.
- 02Excavation and grading. Sod and roots come out. We grade the base so the finished slab drains away from the house toward the yard or a drain.
- 03Base and compaction. Clean fill goes in where needed and gets compacted until it's firm.
- 04Forms, steel and joints. Forms set the shape and the slope. Wire mesh or rebar goes in, with extra steel under hot tubs and kitchen walls. Isolation joint material separates the patio from the house slab.
- 05Pour and finish. We pour, screed and finish with broom, smooth trowel, color or a stamped concrete pattern.
- 06Cure and seal. Curing compound goes on the same day. Decorative patios get sealed once the slab is ready for the sealer we're using.
Concrete Patio Finishes and Design Options
Broom finish gives the most grip for the lowest cost. A light broom with a smooth troweled border looks cleaner and still holds up. Integral color tints the whole slab in tans, grays or terra cotta. Stamped patterns can look like slate, flagstone or brick.
Color matters more in Orlando than most places. Dark charcoal concrete soaks up sun and gets uncomfortable under bare feet by noon in July, so for open-sky patios we usually point people toward lighter tans and grays. Under a screened lanai or a pergola, darker colors work fine.
Shape is flexible. We pour curves around a garden bed, wrap a patio around a corner of the house or step it down into a concrete walkway that runs to the side gate.
What a Concrete Patio Costs in Orlando
Size is the starting point. Prep and access drive the rest. A patio in an open backyard with a gate wide enough for a skid steer goes quickly. One behind a screen enclosure, a fence and a narrow side yard might need a concrete pump. Removing old pavers or a cracked slab adds demolition. Thicker sections for hot tubs and kitchens add concrete and steel. Stamping and color add labor and materials, and each of those items is listed separately on your estimate.
Orlando Conditions That Shape a Patio Pour
Drainage comes first in this city. A summer storm can dump a lot of water in a short time, and a patio that's even slightly flat holds it against the house. We set grades with a laser level so the fall is measured.
Screen enclosures bring their own work. If a screened lanai is in your plans, the patio edge usually needs a thickened footer to anchor the enclosure frame, and that's much easier to pour now than to add later. Mention it during the estimate.
Heat matters on pour day too. Summer patio pours start early, and we keep the surface from drying too fast so it doesn't crust over and scale.
Concrete Patio Problems We Fix
Old Orlando patios tend to fail the same handful of ways. The slab settles away from the house and leaves a gap where ants and water get in. Water pools by the back door because the slope runs the wrong way. Pavers sink in spots and sprout weeds between the joints. A crack spreads from a corner where nobody cut a control joint.
Some of that can be handled with concrete repair and resurfacing. A patio sloped toward the house generally has to come out, though, since no overlay will change which way the water runs.
Working With Our Orlando Patio Contractors
Your written estimate lists the size, thickness, steel, finish and cleanup. Most patios take a day or two of prep and one pour day. We haul away the dirt and debris and leave care notes covering foot traffic, furniture and when the grill can go back on.
A patio should drain away from your house on the first storm and every storm after that.
